Our Process As Remodelled New House Painting Company
Choosing the best home construction and remodeling company in Los Angeles is a crucial decision. Once your new construction or remodeling is complete, it’s time to engage the services of skilled and affordable house painters. As the best home remodel painting company, with a proven track record in new construction painting, we follow a meticulous process to ensure you receive the highest quality service.
While depending on several factors, the sequencing and the techniques of painting a new house interior and exterior can vary, the typical overall process is as follows:
Arrival of our Painters
Our best work is achieved when the dry muddling, sanding, and taping, along with textured ceilings and walls and the installation of HVAC, are completed. We ensure that all tradesperson tools and construction debris are removed, and that lighting fixtures, cabinets, flooring, and trim work are not installed, allowing us to work freely by just masking the windows.
Primer Application
After using a combination of tools to remove dust, the primer is applied to the drywall. This crucial step ensures that the paint used later adheres properly to the walls and ceilings, providing a smooth and even finish.
Inspection of the Primed Surfaces
As part of new construction painting and remodeled house painting, we conduct a thorough inspection of the drywall. It is only after the primer is applied that defects on the drywall and ceilings, like divots and a few holes, become apparent. We ensure these imperfections are corrected by the drywall installer, who returns to sand and prime the affected areas, maintaining the high quality of our work.
Painting the Ceiling
The ceiling gets two top coats sprayed, which are generally white or off-white in shade with a flat sheen. If the color runs or builds up from the ceiling to the walls, it is sanded off.
First Coat of Wall Paint
This part of the wall painting process uses an eggshell sheen. The process of painting walls in a remodeled or new construction is typically done in two parts: the paint is first sprayed, and then another painter rolls it.
We Leave for Tradespeople
In this part, we leave the premise for the tradespeople to install other parts like door and window casings, door jambs, window liners, crown molding, and the carpeting of the baseboards. This step allows other trades to work without any hindrance, ensuring a smooth and efficient project timeline. Electricians install the appliances, switches, receptacles, and cover plates. The process also includes the installation of bathroom vanities, kitchen counters, cabinets, etc.
Trim Work Painting
It is done again for any areas that are not primed; any nail holes left behind are filled, sanded, and primed. Next, two coats of paint are applied to the trims by masking the wall. However, if the trims are to be unfinished wood that needs clear coating and staining, they are left.
Final Coat of Paint & Touch-Ups
Once all the patching is done, the second and final coat of paint is applied with a brush and then rolled. We ensure that with remodeled or new construction painting, it is cut in properly on the corners of any installation.
After this, the hard floor surface and doors are installed, which requires additional touch-ups after the final inspection. What To Be Aware Of With Remodeled or New Construction Painting?
Many painting companies in Los Angeles often cut corners and do subpar work with remodeled and new construction painting. Often, the reason is the need to compensate for the low bid with poor paints and work. As a homeowner, you need to be aware of these:
Skimping On Primer and Paint Coats
Always check that the contractor uses primer and a double coat of paint. The paint will not get the needed adhesion to the wall without primer.
Not Sanding
Never agree with a painter when they don’t want to sand the drywall before applying primer.
Low-Quality Paint
At times, to cut costs, painting contractors can use low-quality paint or water down the paint more than is acceptable.
